Standard Building Points
   
Excavation
  • Stone driveway 75’ allowance
  • Clear lot approx. 20’ around foundation
  • Remove stumps
  • Dig and backfill waterline 75’ allowance
  • Installation of Septic System as per system design and S.E.O. requirements
  • 4” rigid pvc drains around foundation draining to daylight backfilled with a layer of stone
  • Backfill foundation
  Foundation
  • (Full Basement) 13 coarse 12" Block
  • (Crawlspace) 6 coarse 10" Block
  • Footings to be twice the width at Block and 10" thick rebar as necessary
  • Coring and Reinforcement as necessary
  • Parge coated with sponge finish above grade tarred below grade
  • Alternative foundations also available. We use precast foundations and we can do poured concrete walls
     
Framing
  • All lumber in contact with masonry to be pressure treated
  • All framing lumber to be Construction grade S.P.F.
  • All spacing to be 16" o.c.
  • Walls to be 2x6 with ½’ zip system on walls and 5/8’ zip system on Roof
  • Main girder minimum tripled 2x12, or steel I beam or as specified
  • Floor system as per Engineers design (Silent Floor System)
  • All framing and fastening done per local and national code
  Interior
  • 1/2" sheetrock taped and spackled 3 coats
  • Interior flat wall paint all sheetrock 2 coats, all trim, 1 coat stain, 2 coat polyurethane
  • Trim to be 4” casing around windows and 6” baseboard with base cap
  • All closets to be Closetmaid shelving
  • Flooring allowance $22 per yard for carpet, $10 per foot for tile, $7.75 per square foot for Hardwood
     
Plumbing
  • All water supplies PEX piping ¾” mains 1/2” supplies
  • Two frost free hose bibs
  • All PVC drain pipes
  • Kohler toilets and Lavs
  • Lasco fiberglass shower, vanities  selected by owners  allowance with kitchen

  • 200 AMP service with full breaker box
  • All outlets and switches wired to code
  • 8 recessed lights supplied and installed
  • Two waterproof exterior outlets
  • All fixtures supplied by owners installed by contractor
  • Two exterior double spotlights
  • Exterior lights by entry points
